Wiktor It!  And Save Quite a Bit! $495 Listing Package – Gives you the ability to sell your home yourself and keep thousands of dollars of your equity in your pocket.  With our Wiktor It!  And Save Quite a Bit! $495 Listing Package, you get access to the thousands of buyers who are searching for homes using the Canadian Real Estate Association’s MLS Listing Service known online as Realtor.ca, not to mention thousands of real estate agents will have access to your listing and are working hard to get your home sold.  This flexible package allows you to set the commission rate you will potentially pay to an agent who brings you an offer on behalf of their client – and if a private buyer buys your property, all you would have paid to sell your home is $495 (plus HST)!  If you need extra help to sell or market your home, our Concierge Services allows you to choose which option best suits your needs.  Finally, you can choose only the services you want from your brokerage!  

I. Sellers Responsibilities

1.  Book all your own showings;

2.  Collect agent/buyer feedback (if you wish);

3.  Do your own open houses;

4.  Provide property description for your listing (please ensure your description is a maximum of 440 characters which includes spaces, letters, numbers, commas, etc.  A $49.95 + HST charge applies if we need to write, re-write or edit the description before listing);

5.  Negotiate all offers (you may use the provided negotiation worksheet to assist you);

6.  Report all conditional and firm sales to Wiktor Realty Corporation within 24 hours of acceptance and submit all documents pertaining to the sale for the duration of the sale process; and,

7.  Pay cooperating brokerage fee (buyer agent) if necessary. Ottawa Real Estate Board rules state that the fee cannot be $0.00.  The fee can either be a percentage of the sale price or flat fee but not both.

I. Wiktor Realty Provides:

1.  Complete Wiktor $495 Listing Package

2.  Assist in determining needs and value of property Seller is looking to purchase;

3.  Set up new listing e-mail notification for term of Buyer Representation Agreement;

4.  Provide professional buyer service;

5.  Represent your interests throughout the buying process;

6.  Negotiate all offers to purchase;

7.  Provide detailed comparisons to determine property values;

8.  Provide all necessary documents to legal representation and lenders; and,

9.  After close follow-up.

II. Conditions of package and Seller Responsibilities

1.  Sign a Buyer Representation Agreement for a minimum of 45 days and comply with the terms and conditions of said agreement;

2.  The MLS® Services fee is payable at the time of signing the Listing Agreement.  The MLS® Services fee is not refundable if: 

    i.   The Seller does not buy a property during the term of the Buyer Representation Agreement;

    ii.  The Listing Agreement is cancelled or expires; and,

    iii. The Buyer Representation Agreement is terminated or expires; and,

3.  The MLS® Services fee will be refunded at the time of closing of the property purchased.

Concierge Services

Allows you to choose only the services you want.

1. Offer preparation & negotiation: $595.00 + HST per offer (includes multiple offer negotiation);

2. Office booking of showings: $7.95 per call + HST (to a maximum of $250.00 not including HST);

3. Agent feedback: $7.95 per call + HST (to a maximum of $250.00 not including HST);

4. Open House with sales representative or broker representation: $249.95 + HST (sales representative or broker will prepare necessary sign in sheets for open house, followed up with e-mail report);

5. Open house sign package rental for duration of listing: $125.00 + HST (includes 1 toss over & 4 directional signs);

6. Open House Posting: $24.95 + HST (your open house information will be posted on the Ottawa Real Estate Board's website and MLS.ca and on the Wiktor Realty Corporation's website in your listing information. IMPORTANT NOTE:

Request must be in by 4:00 pm Tuesday prior to scheduled open house);

7. Lockbox rental for duration of listing: $79.95 + HST;

8. Directional For Sale sign package for duration of listing: $125.00 + HST;

9. Descriptive sign rental (e.g. Inground Pool) for duration of listing: $35.00 + HST;

10. Photo re-takes: $150.00 + HST;

11. Changing the property description: $49.95 + HST;

12. Changes to the listing which require administrative paperwork (e.g. listing price change): $49.95 + HST per change;

13. Photo replacement on listing: $49.95 plus HST;

14. Extension of listing for 45 days beyond the initial listing expiry date:  $75.00 + HST (and for each 45 day extension thereafter).  If your listing expires, you must re-list your property at $495.00 + HST; and,

15. Other real estate consulting services: $100.00 per hour + HST with a minimum 15 minute charge ($25.00 + HST minimum charge).

Please Note:  Concierge Services to be paid upon closing of the sale or cancellation of the listing agreement, or if the property does not sell, at the expiration of the listing agreement. A detailed bill will be provided.  All rented signs must be returned to the Brokerage after the property has sold firm, the listing agreement has been cancelled or the listing agreement expires.

* Within the boundaries of the City of Ottawa. A $150 surcharge applies for properties that are located beyond the City of Ottawa borders.
